Concrete And Glass Façade Of SOM’s 1245 Broadway Continues Progress In NoMad, Manhattan

Façade work is shaping up on 1245 Broadway, a 23-story office building in NoMad. Designed by Skidmore Owings and Merrill and developed by GDSNY and Sweden-based Klovern, the 318-foot-tall building will yield 200,000 square feet of commercial space with with leasing managed by CBRE. StructureTech NY and Triton Construction are in charge of constructing the project, which stands at the corner of West 31st Street and Broadway.

Recent photos show the exterior progress since our last update in early October, when construction had just topped out. Since then, a substantial amount of the triple-glazed 12-foot-high windows have been installed between the reinforced concrete grid. Several upper levels have yet to receive the final glass exterior, and the staggered setbacks that will house outdoor terraces are awaiting the installation of their glass railings

In recent news, celebrity chef Matthew Kenney has signed a lease for a 7,900-square-foot restaurant on the lower levels of 1245 Broadway. The plant-based establishment will offer fine dining with a brasserie-style menu, full-service in-office catering for tenants, and take-out availability.

“We could not be more thrilled to welcome Matthew Kenney to 1245 Broadway,” said Paul Amrich, vice chairman at CBRE, which is leading the office leasing for the project. “He is a chef of unparalleled creativity and renown who brings incredible value to our 1245 Broadway community with this full-service restaurant, and perhaps more importantly, in-office catering offerings.”

“I am very excited to have the opportunity to develop our most elevated restaurant to date at 1245 Broadway and launch our new flagship New York restaurant,” Kenney said. “The architectural vision and quality for this project aligns wholly with my approach to food and I am looking forward to getting to know the community in the building and to being an active part of it.”

1245 Broadway will offer a range of amenities including a private tenant lounge with skylights, private phone booths, a fireplace, communal work areas, and a beverage station.

Construction appears on pace to complete by the end of the year, and developers are aiming for LEED Silver certification.
